Q 1. Why would we sell an Apartment?
A. After ski-ing in many resorts around the world, Noel and Sheila Steel decided the Seefeld was the place for them, and started looking for an Apartment or small house, but without success. Very little is available to buy here, so they bought a small old house with planning permission for a big Apartment House and spent the next year having it built, by perhaps the most famous Architect in the Tirol – Elmar Kranebitter, who has built houses for the famous in various parts of the world (Noel and Sheila Steel are NOT famous!). So after many years of searching, unsuccessfully, they built the sort of large, luxurious and generously equipped Apartments which they had spent years looking for.
Q 2. You have not answered the question – why sell an Apartment?!
A. You are right. The answer is simple - we don’t need four Apartments. We are retired and enjoy ski-ing and walking, and are happy to have a couple of Apartments with a House Manager to ensure that everything is well run and managed. We don’t need any more than that, and now the house is established, successful and well-run we can sell part of it.
Q 3. How successful is it?
A. In its first Winter, it had an occupancy rate of 78.8% which in itself was remarkably good, but in this, its second Winter Season, it has an occupancy rate already booked of 91%, with the remainder of the Winter still to go. There is very little left vacant and therefore one could say that it is very successful.
Q 4. Can I just use it as a second Home ?
A. Not exactly. The Gemeinde Seefeld (the Local Authority) does not want Seefeld to become full of empty 2nd homes for much of the year (quite rightly in our view), so you have two choices:
EITHER:
you can choose to be Domiciled in Seefeld, which means living here for at least six months of the year, and in this situation you do not have to let the Apartment to others. It becomes your principal home.
OR:
Like us, you can own the Apartment and use it for yourselves and your family, but you must also let to others in a proper manner.
Q 5. If I don’t wish to live in Seefeld and I have to Let, it could be difficult, couldn’t it?
A. Well, we have done it, and successfully, but it does need in our view a good Management team on site to ensure that everything runs properly and that any problems are dealt with immediately and without hassle. If you should wish to let your Apartment, it could be arranged using our existing In-House Management Team and via this web-site and the 'Four Star' (Edeilweiss) Category, subject of course to a number of conditions. But in all these matters, if you are serious you should also consult a local solicitor to obtain professional advice.
Q 6. Would the income from the Apartment Lettings cover the costs?
A. We have found that not only are all our running costs covered, but that all our holidays are free and that we can expect a surplus left over in the region of 10,000 Euros per annum per Apartment. But please note: the costs referred to exclude any interest you may incur if you borrow money to buy and assume that you wish to maximise Lettings.
